A survey performed for a lending institution to determine the location of improvements on a parcel. Property corners are typically not identified.

Site plan:

A survey to accurate identify improvements to a piece of property and place them on a map. This may include the location of buildings, drives, walks, utilities, etc., and many times is required by local municipalities prior to developments.

Topographic Survey:

A survey to measure the change in elevation of a parcel of land. Used for design purposes and typically includes a site plan. Elevation changes over the property are displayed on a map with contour lines.
